The Application Process

From first conversation to closing day, here's exactly what to expect when you work with Motto Mortgage Community Solutions — step by step, no surprises.

Simple, Transparent, Fast

We've designed our process to be as clear and stress-free as possible. Most of our clients close in as little as 15 business days. Here's how we get there together.

01

Initial Consultation

30–60 minutes

We start with a free Zoom or phone consultation to understand your goals, timeline, and financial picture. No paperwork yet — just a conversation. We'll discuss your target purchase price, down payment, credit profile, and which loan programs might be the best fit.

What to expect

  • No obligation, no pressure
  • Available via Zoom or phone
  • We work around your schedule

Your action items

  • Book a free Zoom appointment
  • Or call us directly to get started
02

Pre-Qualification or Pre-Approval

24–48 hours

Once we understand your situation, we'll move you toward pre-qualification (a quick estimate) or full pre-approval (a verified commitment letter). For buyers actively shopping, we strongly recommend pre-approval — it shows sellers you're serious and ready to close.

What to expect

  • Pre-approval in as little as 24–48 hours
  • Soft or hard credit pull depending on stage
  • Commitment letter ready for your agent

Your action items

  • Gather your documents (see checklist below)
  • Submit your application securely online
03

Loan Application & Processing

1–3 business days

Once you have a property under contract, we submit your full loan application. Our team verifies your income, assets, employment, and the property details. We'll keep you updated every step of the way and let you know immediately if we need anything additional.

What to expect

  • Fully digital — sign from anywhere
  • Dedicated point of contact throughout
  • Proactive communication — no chasing us

Your action items

  • Sign your loan disclosures electronically
  • Provide any additional documents requested
04

Underwriting & Appraisal

3–7 business days

Your file goes to underwriting for a thorough review. Simultaneously, an independent appraiser evaluates the property to confirm its value supports the loan amount. This is the most intensive stage — we'll manage it closely and respond to any conditions quickly.

What to expect

  • We handle underwriter communication
  • Appraisal ordered immediately after application
  • Clear-to-close typically within 7 business days

Your action items

  • Respond promptly to any underwriter conditions
  • Coordinate property access for the appraiser
05

Clear to Close

1–2 business days

Once underwriting approves your file, you receive a "Clear to Close" — the green light to schedule your closing. We'll send your final Closing Disclosure at least 3 business days before closing so you know exactly what to bring and what to expect.

What to expect

  • Final numbers locked in — no surprises
  • We walk you through the Closing Disclosure
  • Closing can often be done remotely

Your action items

  • Review your Closing Disclosure carefully
  • Confirm wire transfer or cashier's check amount
06

Closing Day

1–2 hours

You sign the final loan documents, funds are disbursed, and you get your keys. Congratulations — you're a homeowner! We'll be available after closing if you have any questions about your first payment, escrow account, or anything else.

What to expect

  • In-person or remote closing options
  • We're available post-closing for questions
  • Average close time: 15 business days

Your action items

  • Bring your ID and certified funds
  • Sign final documents and receive your keys
